THE FARMHOUSE

STYLE- Traditional Umbrian - rustic charm with modern luxuries -stone walls, hand-built archways, terracotta floors - traditional character features.

TERRACE- Your choice of 3 lovely shaded terraces with pergolas/loggia. Terraces face to the north, west and southwest overlooking picturesque views towards the medieval Gubbio and the southern Apennines. There are 3 gas BBQs, 4 sun loungers, chairs and 3 tables that can be united to seat 16 for alfresco dining.

GROUNDS- The terraces are surrounded by herbs, rosemary, sage, bay and lavender scent the air...The spectacular views of Gubbio and beyond are framed by old majestic oaks and acacia.

BEDROOMS- 7 bedrooms - 4 each with a king-sized bed, 3 each with 2 large single beds. (Quality linens and comfortable mattresses are standard)

BATHROOMS- 7 bathrooms - 6 en-suite with showers (2 bathrooms also have a separate bath tub) and an additional downstairs bathroom has a shower, basin and WC. There is good water pressure and constant hot water.

KITCHEN- 3 Well equipped artisan kitchens, each with a dishwasher, gas hob, oven, microwave, coffee machine plenty of work space and a large fridge with freezer/freezer compartment.

LIVING-3 separate living rooms, which have stone walls and traditional tiled ceilings, a range of comfortable sofas and armchairs, WIFI and a TV/DVD in each property.

DINING- 3 large dining rooms which have exposed stone walls there is a large farmhouse table that seats 10 in the Cascina and 2 large tables to seat 16 in the Villetta.

POOLSIDE- Guests have use of our large swimming pool, which boasts stunning, infinite views of the mountains, ample shaded terraces and a good range of pool furniture.


The villa is furnished to a high standard, combining handmade furniture with period pieces and modern comfortable soft furnishings.

DETAILS

The property is made up of the Cascina which sleeps 8, The Villetta which sleeps 4-6 and the Cantina which sleeps 2. The properties feature original oak beams, terracotta ceilings, artisan chestnut window frames, traditional tiled floors, bespoke kitchens, 7 double-size bedrooms with comfortable beds and 7 generous bathrooms.

2 of the terraces have ample room for groups to dine alfresco - the outdoor furniture is designed to be put together.

FACILITIES

Guests have use of our large swimming pool, which boasts stunning, infinite views of the mountains, ample shaded terraces and a good range of pool furniture.

There is a selection of outdoor activities available, such as badminton, boules, ping pong and bikes. There is also a children’s play area with swing and climbing frame, mini football goal, a sand pit and a small paddling pool with toys for young children.

Bed linen, towels, pool towels, and electricity are included. The property is fully centrally heated. (Additional weekly charge applied for use of heating)

The hill top town of Spello – famous for its olive oil and flower festival
Lake Trasimeno – where the battle of Hannibal took place – take a boat trip to the island
The Monte Cucco National Park – hiking, hang and para gliding – breathtaking views
The beautiful Adriatic coast is around 1 hour drive – Sirolo and Fanno offer lovely beaches and yummy seafood!

Rome is an easy 2.5 hour train ride away – perfect for a day trip
Florence can be reached by train from Perugia – a great way to see the Umbrian-Tuscan scenery.
Siena is just 1.5 hour pleasant drive –through rolling hills and Umbrian farmlands
Deruta – heaven for Umbrian pottery enthusiasts is a short drive away.
Todi, Orvieto, Montefalco and Montalcino and Bevagna are all close by and make perfect day trip destinations.
The Mall – One of the top designer Fashion outlet malls in central Italy is on the main route to Florence
