STYLE- contemporary barn conversion -handmade chestnut windows, artisan kitchens, terracotta floors - a tasteful combination of comfortable modern soft furnishings and local artisan pieces.

TERRACE- Your choice of 4 lovely shaded terraces with pergola or umbrellas. Terraces face to the south and south west overlooking picturesque views towards Assisi and the southern Apennines. There are 4 gas BBQs, sun loungers, chairs and tables that can be united to seat 16 for alfresco dining.

GROUNDS- The terraces are surrounded by herbs, rosemary, sage, bay and lavender scent the air...The spectacular views of the olive groves and beyond are framed by old majestic oaks and acacia.

BEDROOMS- 8 bedrooms - 4 each with a king-sized bed, 4 each with 2 large single beds. (Quality linens and comfortable mattresses are standard)

BATHROOMS- 8 en-suite bathrooms - 6 with showers (2 bathrooms have a bath tub with shower over.) There is good water pressure and constant hot water.

KITCHEN- 4 Well equipped artisan kitchens, each with a dishwasher, gas hob, oven, 2 have microwaves and each has a large fridge with freezer.

LIVING-4 separate living rooms, which are open plan and have comfortable sofas, good lighting, WIFI and a TV/DVD in each property.

DINING- 4 open plan dining areas with tables and chairs. There is one large terrace that is suitable for 16 dining together outside.

POOLSIDE- Guests have exclusive use of our large swimming pool, which boasts stunning, infinite views of the mountains, ample shaded terraces and a good range of pool furniture.

The properties are furnished to a high standard, combining handmade furniture with period pieces and modern comfortable soft furnishings.

DETAILS
The Barn has been converted into 4 luxury holiday properties each with their own terrace, kitchen, living and dining room. The property is made up of the Gubbio which sleeps 6, The Assisi and The Montefalco which bothsleeps 4, the Spello which sleeps 2.

The properties have all been tastefully renovated and feature handmade chestnut window frames, French windows, traditional tiled floors, bespoke kitchens and double bedrooms with comfortable beds and luxury en-suite bathrooms.

Double French windows lead from all 4 private terraces to lovely light, open plan dining and sitting areas.

There are dining tables and chairs to seat 2-6, there are 4 sitting areas with a comfortable leather sofas, a CD player or TV/DVD player and a large picture windows with stunning views of the hills to the south.

The kitchens are hand-crafted by local artisans and are all well equipped with dishwashers, gas hobs, ovens and fridge freezers.

There are 8 double bedrooms, all with handmade wrought iron king size beds or 2 large single beds and luxury en-suite bathrooms.

The bathrooms are well designed and all feature a power shower or bath tub with shower, bidet, basin and WC.

The 4 private terraces are the perfect place to relax and take in the stunning views, each has a sitting area with shade, an umbrella, table, chairs and a gas BBQ. The Gubbio terrace is very large and can seat 16+ people together for alfresco dining.

FACILITIES

Guests have use of our large swimming pool, which boasts stunning, infinite views of the mountains, ample shaded terraces and a good range of pool furniture.

There is a selection of outdoor activities available, such as badminton, boules, ping pong and bikes. There is also a children’s play area with swing and climbing frame, mini football goal, a sand pit and a small paddling pool with toys for young children.

Bed linen, towels, pool towels, and electricity are included. The property is fully centrally heated. (Additional weekly charge applied for use of heating)

Perugia is a picturesque 35 minute drive – there are many festivities year round and great museums.

The hill top town of Spello – famous for its olive oil and flower festival
Lake Trasimeno – where the battle of Hannibal took place – take a boat trip to the island
The Monte Cucco National Park – hiking, hang and para gliding – breathtaking views
The beautiful Adriatic coast is around 1 hour drive – Sirolo and Fanno offer lovely beaches and yummy seafood!

Rome is an easy 2.5 hour train ride away – perfect for a day trip
Florence can be reached by train from Perugia – a great way to see the Umbrian-Tuscan scenery.
Siena is just 1.5 hour pleasant drive –through rolling hills and Umbrian farmlands
Deruta – heaven for Umbrian pottery enthusiasts is a short drive away.
Todi, Orvieto, Montefalco and Montalcino and Bevagna are all close by and make perfect day trip destinations.
