TERRACE- Your choice of 7 lovely shaded terraces with pergolas/loggia or umbrella. Terraces face to the north, south and west overlooking picturesque views towards the medieval Gubbio and the southern Apennines. There are 7 gas BBQs, sun loungers, chairs and tables that can be united to seat 30 for alfresco dining.
GROUNDS- The terraces are surrounded by herbs, rosemary, sage, bay and lavender scent the air...The spectacular views of Gubbio and beyond are framed by old majestic oaks and acacia.
BEDROOMS- 15 bedrooms - 8 each with a king-sized bed, 7 each with 2 large single beds. (Quality linens and comfortable mattresses are standard)
BATHROOMS- 15 bathrooms - 14 en-suite with showers (2 bathrooms also have a separate bath tub, 2 bathrooms have a shower over a tub) and an additional downstairs bathroom has a shower, basin and WC. There is good water pressure and constant hot water.
KITCHEN- 7 Well equipped artisan kitchens, each with a dishwasher, gas hob, oven, microwave, most have coffee machines and plenty of work space and each has a large fridge with freezer or freezer compartment.
LIVING-7 separate living rooms, which have stone walls and traditional tiled ceilings, a range of comfortable sofas and armchairs, WIFI and a TV/DVD in each property.
DINING- 3 large dining rooms which have exposed stone walls there is a large farmhouse table that seats 10 in the Cascina and the Villetta dining room can be adapted to seat 20. There are an additional 4 smaller dining rooms.
POOLSIDE- Guests of the villa have exclusive use of our large swimming pool, which boasts stunning, infinite views of the mountains, ample shaded terraces and a good range of pool furniture.
The villas are furnished to a high standard, combining handmade furniture with period pieces and modern comfortable soft furnishings.

DETAILSThe property is made up of the Cascina which sleeps 8, The Villetta which sleeps 4-6, the Cantina which sleeps 2, The Gubbio, which sleeps 6, The Montefalco & Assisi, which both sleep 4 and the Spello which sleeps 2. The properties feature original oak beams, terracotta ceilings, artisan chestnut window frames, traditional tiled floors, bespoke kitchens, 15 double-size bedrooms with comfortable beds and 15 bathrooms.
3 of the terraces have ample room for groups to dine alfresco - the outdoor furniture is designed to be put together.

FACILITIESVilla rental guests have private use of our large swimming pool, which boasts stunning, infinite views of the mountains, ample shaded terraces and a good range of pool furniture.
There is a selection of outdoor activities available, such as badminton, boules, ping pong and bikes. There is also a children’s play area with swing and climbing frame, mini football goal, a sand pit and a small paddling pool with toys for young children.
Bed linen, towels, pool towels, and electricity are included. The property is fully centrally heated. (Additional weekly charge applied for use of heating)
